The key though is buying an investment home for a low price, and then doing whatever it takes to sell it for a profit. In some states and regions, the market has been so hot lately that all you have to do is hold onto the property for a couple of years and its value will increase dramatically.

This holding method is not a guaranteed way to make money on investment homes, and will not work consistently in the end. Most people who get into investment homes improve the property in some way before they put it back on the market. There are several different ways you can improve a property. Before you buy an investment home, you need to properly asses the repairs it might need. If the cost of fixing up the property outweighs the potential for profit, then you would not be making a wise investment. A good realtor will be able to help you sort through and find some of the better potential investment homes.

It takes a certain mindset to be able to see the potential in an investment home and have the gumption to take on a fixer upper. It can be a lot of work, especially if the house is in such bad shape that you cannot live in it while you are fixing it up. Then you have to factor in the costs of renting an apartment. The point is that it behooves you to do your homework before you put a large amount of capital in an investment home. Talk to a realtor and find out exactly what you are getting into, and assess whether the ultimate gains are worth the risk and effort.
